A beautifully presented country house in a stunning rural setting with 26 Acres of land including fields and woodland.
THE PROPERTY Cheesecombe Manor is a lovely country house in a stunning setting facing south overlooking its own fields down a hidden valley with views of The Hangers beyond. To the other side of a track there is then another large field, the barn and a large area of woodland. The house in its current form was created about 20 years ago, and great care was taken in the specification and detailing of the property which you will see and appreciate when viewing it. The accommodation offers 5 bedrooms including four suites, three reception rooms and a large kitchen/breakfast room, along with a large family room, and there is scope for further bedrooms and also a self contained annexe if required. Having been an agent for 34 years this house is in one of the best locations I have ever seen and has to be viewed to be truly appreciated.
OUTSIDE To the front of the house is a large parking area and garage. The house sits in attractive gardens with open areas of lawn with the bulk of the gardens on the southern side of the house partly bounded by a Ha-ha. There are two terraces and lovely views can be enjoyed down the valley to the Hangers. There is a further side area of the garden where there is a summer house and garden shed together with an old vegetable patch. The rest of the land is made up of three main areas. To the south of the gardens is a field bounded by a stream of about 4.4 acres and the other side of the track is where the barn can be found with a parking area to the front. Beyond this is the second field which is about 11 acres and bordering the field to the north is the beautiful Hanger which is designated as a European SSSI. This is 9 acres in size and the grounds as a whole are about 26 acres.
LOCATION The house is located about 0.3 miles from the centre of the village. Hawkley is one of the most sought after villages in the area, set amongst beautiful countryside with the Ashford Hangers Nature Reserve nearby. The village itself has the well regarded Hawkley Inn, together with a church. The nearest day to day facilities are 3 miles away in Liss, where there is also a mainline station, whilst Petersfield with its comprehensive range of facilities including Waitrose and M&S, and an alternative railway station with train services to London Waterloo in around an hour is 5 miles away. The larger centres of Winchester and Guildford are within reasonable driving distance, as are the creeks and inlets of the South Coast. There is an excellent range of schools in the area including Highfield, Bedales and Churcher's College.
