Spud! Spud wake up! Sorry to interrupt your snooze but what about writing the blog? Are you too tired and cosy in your bed? Yes me too. I know, I will ask William to write something for us this week. That way we can carry on relaxing in our beds and everyone will still have a great read on our Wilson Hill website!

So William the floor is all yours (so to speak) and we are all ears (and noses and tails).

Well, you two, thank you for letting me a guest writer on your blog, I feel very honoured.

It is an exciting time in property right now especially in the Hampshire/West Sussex area. As the market continues to strengthen, we are seeing the full benefits of the Hindhead tunnel which opened in 2011. It has improved the transport links to our area considerably and we are seeing increasing numbers of high quality applicants looking much further south than they would have in the past. From Petersfield, Guildford is now approximately ½ hour by road and the M25 40 minutes. In the days before the tunnel, these journeys often took well over the hour.

Although the area was hit by the economic downturn, along with the rest of the country, we are predicting a distinct increase in interest and activity in the regional housing market over the next few months and it is noticeable even through our traditionally quiet time of the cold, dark and wet winter months, how many good buyers are currently looking to come and live in this beautiful part of the world. When the sun starts to shine again we anticipate strong demand for property in the South Downs area and consequently we would advise vendors who may be considering moving in the coming months to get some expert advice well in advance of actually putting their property on the market, so the process of preparing for sale can be put in hand. By removing any uncertainty, and having all your paperwork in order, it means when a good sale is achieved, there is nothing to stop it proceeding swiftly to a satisfactory conclusion. At Wilson Hill we invest a lot of time and effort in helping our clients prepare for sale.

A house that is well presented and welcoming will usually sell more quickly and achieve a higher price and things that might help to improve the presentation of your home might include fresh flowers, good lighting, removing any clutter and getting the carpets and/or curtains cleaned as well as the windows of course. Don’t let Spud and Daisy hear, but getting rid of dog hairs helps as well! It can be surprising when you live in your home day to day the things you don’t notice, so we would advise any potential vendors to try and see their home and garden as if they have just walked into it for the first time. We will of course help you as well.

Thank you William, that is all very interesting. I can’t believe people don’t like our dog hairs! I am particularly generous when it comes to leaving them all around the place and I definitely feel they make a house more homely but if you say they are not helpful then I suppose they will have to go.
