A versatile home full of character; in a lovely rural position with wonderful views of the South Downs.
THE PROPERTY Nestling in a hidden valley Hylters Barn is a wonderfully versatile home. The charming brick and flint exterior conceals a traditional timber framed interior which has been cleverly converted to an impressive blend of vaulted space for formal entertaining with cosier yet open plan rooms ideal for modern living.
At the heart is a well arranged open plan kitchen/breakfast/sitting room accessed either from the vaulted dining hall or from the practical boot room. The drawing room is self-contained at one end featuring large windows which bring inside the wonderful country views and full length doors open directly to a raised timbered deck for alfresco moments.
The house is thoughtfully zoned with two double bedrooms each with en suite facilities upstairs in the main barn. A substantial ground floor wing provides two further self-contained double bedrooms which can be used for family or guests as appropriate.
Living in the country there is a practical boot room, traditional larder and plenty of doors which open onto the charming rear courtyard garden with its substantial loggia offering alfresco dining.
In a nutshell:
We love the night skies, the views, the untouched rural feel, yet being just 15 minutes out of Chichester and an easy drive over The Downs to Petersfield. A house which flexes quite brilliantly for our family and generational needs.
OUTSIDE The gravel drive sweeps up one side of the house with plenty of parking and turning space for cars and leads to the double garage and steps down to the back door.
The garden features a private inner walled courtyard garden with a central fountain and several well stocked beds and a sheltered environment to enjoy with wonderful views over the adjoining farmland. Most of the outer garden is laid to lawn, with a small wooded shelter belt copse to the south and a raised well stocked border to the drive side.
A raised deck is accessible from the drawing room or via steps up from the garden and has simply wonderful views across and down the adjoining valley. In all the garden and grounds just over 1 acre (0.442 ha).
LOCATION Down a single track lane, Hylters Barn is set on the edge of an unspoilt valley forming part of a virtually untouched, undulating rural landscape between the South Downs and Chichester. Most of the surrounding countryside is owned by long standing estates and there are two neighbouring properties in the lane so whilst secluded it is not isolated.
The cathedral city of Chichester is within easy driving distance with its extensive shopping and cultural and recreational facilities and station serving the south coast route. Petersfield is also within reach just over The Downs with its station serving London Waterloo and access to the A3. The area is well served by excellent state and private schools (including Westbourne House, Ditcham Park and Bedales in the private sector). The house is located within the South Downs National Park and there are extensive footpaths and lanes locally providing an excellent choice of walks or cycling options.
The Goodwood Estate is within easy reach with its wonderful choice of sporting events, from the world renowned Revival and Festival of Speed to Glorious Goodwood for horse racing and Goodwood Aerodrome.
