The larger centres Guildford, Chichester and Winchester are all within reasonable driving distance and the South Coast with its creeks and inlets is just a short drive away to the south.





PLANNING Following discussion with EHDC, we understand that the current planning policy in the District allows extensions to dwellings of this size of up to 50% of their original floor area. The Cottage has no neighbouring properties within close proximity and therefore a planning proposal is not likely to impact upon neighbouring properties. However, we recommend that consideration is made for the following planning feedback. Proposed extensions which do not impact on more that 50% of the cat-slide roof are likely to be preferable and should predominantly be in keeping with the character of the host dwelling. Any proposed outbuilding must be within 5 metres of the Cottage to be included in the residential curtilage. You will also need to clarify with EHDC what you can do on the Depot land. Please be aware that in the emerging SDNP Plan, extensions are likely to be limited to a maximum of 30%.
