THE PROPERTY 1 School House is a village gem. The discreet cottage frontage conceals a larger house, a consequence of well thought through extension and conversion. The house has great living space with a large open plan kitchen/breakfast/living room at the heart for day to day needs and a cosy sitting room to the front. Upstairs the main bedroom has wonderful views over fields across the lane and the spacious top floor bedroom has further interesting rural views, the third bedroom can flex as a nursery bedroom or dressing room. A fabulous glass and metal veranda provides cover for "al fresco dining" with a charming garden aspect. The home office/studio building at the end of the garden also provides versatile space/options.
In a nutshell:
We have loved living at the heart of the village, enjoying not only the beautiful rural outlook but also the privacy in our own wonderful country garden. The cottage has evolved with us over the last nineteen years into a wonderful home and we have embraced village life with it.
LOCATION Hawkley is one of Hampshire's most unspoilt quintessential villages, almost where time has passed by, but the village is far from a "time warp" with an active community, wonderful local walks and miles of single track country lanes to explore, set amongst beautiful undulating countryside including the Ashford Hangers Nature Reserve nearby. The village has the well regarded Hawkley Inn together with a church, village hall and cricket ground with play area and tennis court. Petersfield with its comprehensive range of facilities including Waitrose and main line station is an easy drive or a more local station at Liss for commuting. The A3 with trunk road connections is within 5 minutes' drive meaning the larger centres of Guildford, Portsmouth and Winchester are within reasonable driving distance, as are the creeks and inlets of the South Coast.
OUTSIDE The lovely English country garden has been well landscaped and established over the last 19 years, with a morning sun trap in the front to a long private rear garden with landscaped sections, combining areas of lawn, herbaceous borders, sitting areas and a vegetable garden.
The Home office is a timber framed and clad outbuilding providing options to work from home or use as a studio or garden room, a handy workshop/store to one side and further smaller garden sheds and stores.
